Exclusive Seller Agency
Exclusive Seller Agency is a formal relationship where I agree to represent only you in a real estate transaction. I act as the sellers agent and owe you full fiduciary duties. In return, you agree to work exclusively with me to market and sell your property. We will enter into a written agreement where I will act solely on your behalf in marketing, negotiating, and facilitating the sale of your property. I owe you full loyalty and fiduciary responsibility and cannot represent the buyer in the same transaction, unless it is predetermined that I am allowed to serve as a disclosed dual agent.
In most instances, this is a roll that I will not take on, but...as each sale is unique, I am able to adapt to what's best in each situation.
Many sellers will interview several agents before making a selection, where others will call me based on my experience, market knowledge and excellent track record and list with me without talking to others. I take each listing extremely seriously, and will outline with you all I will do to price, package, and promote your property.
I will always the opportunity to meet with you at your home to discuss your individual needs and goals, and how I can best accomplish those for you.
Preparing a Home for Sale
During a home consultation, I will walk through your home using the eyes of a buyer. I will suggest furniture
placement, a “honey do” list, and recommend the appropriate professional to you if deemed necessary. If you are
looking to maximize your value, this is a critical first step. I've purchased my own staging inventory...from
pillows to pottery, from candles to couches. I can make your home SHINE, with the services of my exclusive
professional stager. Robin and I together will make your house standout from the rest. Once completed, I work
with the area's BEST professional photographer to photograph your home. Between us, YOUR PROPERTY WILL BE
IMPOSSIBLE FOR BUYERS TO RESIST! My experience has lead to an article in the Real Estate section of the Sunday
